The low elevation of the rear yard relative to the first floor elevation of the house dictated a concrete slab-based foundation with a short brick perimeter. Wood posts, railing, and other framing products were utilized per the homeowners request in lieu of more maintenance-free products like PVC and fiber cement. While not quite as progressive on material selection, it did provide a cleaner transition to a future conditioned space. To also help with that conversion, the slab and ceiling joists were insulated leaving only the future walls for insulation. Porcelain tile and a painted, tongue and groove wood plank ceiling were the finishing choices from the homeowner. Rounding out the finishing was the popular ScreenTight screening system providing year-round, bug-free outdoor living.
Screened Patio - Tuckahoe
With a nicely shaded back yard and patio already, the homeowner desired a bit more outdoor space that was protected from the rain and mosquitoes. A longer term goal with short-term construction implications was to convert this space into at least a three-season room if not a fully climate-controlled space.
