Kitchen & Bath Costs

Kitchen Update
In a functional but dated 200-square-foot kitchen with 30 linear feet of cabinetry and countertops, replace cabinets using same design / size with medium-grade oak cabinets. Replace oven, dishwasher, refrigerator, and microwave with new energy-efficient models. Replace laminate countertops. Install mid-level sink and faucet. Repaint trim and walls, and replace existing flooring with resilient flooring.

Kitchen Remodel Level 1
Update a dysfunctional 200-square-foot kitchen with design and installation of a functional layout of 35 linear feet of semi-custom maple cabinets, including a 3-by-5-foot island, solid surface countertops, and standard double-tub stainless-steel sink with standard single-lever faucet. Include removal of a 10’ partition wall to free up more space. Include energy-efficient wall oven, cooktop, ventilation system; built-in microwave, dishwasher, garbage disposal; and custom lighting. Replace flooring with high-end resilient flooring. Finish with painted walls, trim, and ceiling.

Kitchen Remodel Level 2
Update a dysfunctional 200-square-foot kitchen with 40 linear feet of cherry cabinets with built-in sliding shelves and other interior accessories. Include granite countertops with ceramic or glass tile backsplash; built-in refrigerator, cooktop, and 36-inch commercial grade range and vent hood; and built-in warming drawer, trash compactor, and combination microwave and convection oven. Install undermount sink with single arm faucet and built-in water filtration system. Add general and task lighting, including low-voltage under-cabinet lights. Include removal of 12’ load-bearing wall, adding header supported by 2 decorative fluted columns. Remove vinyl sheet flooring and install oak hardwood flooring to match other rooms.

Bathroom Update Level 1
Update an existing 5-by-8-foot bathroom that’s at least 25 years old. To retain original walls and trim, replace tub with a 54-by-29 tub w/ surround. Install new single-lever temperature and pressure-balanced shower control, standard white toilet, solid surface vanity counter with integral single sink, mirror w/ with light, and medium quality resilient flooring; Repaint ceiling walls and trim.

Bathroom Update Level 2
Update an existing 5-by-8-foot bathroom that’s at least 25 years old. Gut bathroom back to original studs. Replace all fixtures to include 30-by-60-inch fiberglass tub w/ ceramic tile surround, new single-lever temperature and pressure-balanced shower control, standard white toilet, pedestal sink, recessed medicine cabinet with light, and ceramic tile floor. Install chair rail molding w/ bead board on lower half. Finish with painted ceiling, walls, and trim.

Bathroom Remodel Level 1
Expand an existing 5-by-8-foot bathroom to 9 by 9 feet within existing house footprint. Add another window, bringing total glazing area to 30 square feet. Relocate and replace tub with custom 4-by-6-foot shower with single valve and 3 jetted sprays, ceramic tile surround, and glass door. Relocate and replace toilet. Add medium-range stone tops in maple vanity cabinet with undermount sinks and polished nickel faucets. Add linen/towel storage closet. Include ceramic tile floor, papered walls, and hardwood trim. Add general and spot lighting and a humidistat-controlled exhaust fan.

Bathroom Remodel Level 2

Relocate and replace tub with custom 4-by-6-foot dual shower with top-of-line fittings and full-body-wash shower wall, tile, glass block divider, glass door, and glass panel. Relocate and replace toilet. Add granite stone tops in custom cherry cabinet with twin designer undermount sinks and polished nickel faucets. Add step-in linen/towel storage closet. Include ceramic tile floor, chair and crown molding, and hardwood trim. Add general and spot lighting and a humidistat-controlled exhaust fan w/ heater.

Interior Remodeling Costs

Attic Finish Level 1
Convert unfinished attic space w/ pre-existing window to a 12-by-16-foot play room. Add 3-4 recessed can lights and one ceiling fan. Insulate and finish ceiling and walls. Carpet floor. Extend existing HVAC to new space. Retain existing stairs, but add rail and baluster around stairwell.

Attic Finish Level 2
Convert unfinished attic space to a 12-by-28-foot play room. Include a 15-foot shed dormer, four new windows, 2 ceiling fans, and closet space under the eaves. Insulate and finish ceiling and walls. Carpet floor. Add separate 1/2 ton HVAC unit to service new space. Retain existing stairs, but add rail and baluster around stairwell.

Attic Bedroom
In a house with two or three bedrooms, convert unfinished space in the attic to a 15-by-15-foot bedroom and a 5-by-7-foot bath with stand-up shower, single-lever temperature and pressure-balanced shower control, standard white toilet, solid surface vanity counter with integral single sink, mirror w/ with light, and medium quality resilient flooring. Include a 15-foot shed dormer, four new windows, and closet space under the eaves. Insulate and finish ceiling and walls. Carpet floor. Add separate 1/2 ton HVAC unit to service new space. Retain existing stairs, but add rail and baluster around stairwell.

Basement Remodel
Create a 20-by-30-foot entertaining area with wet bar, a 5-by-8-foot full bath, and a 2-by-12-foot auxiliary room. Painted drywall throughout; exterior walls are insulated. Include five six-panel primed hardboard doors. Main room: Fifteen recessed ceiling light fixtures, three surface-mounted light fixtures, and a snap-together laminate flooring system. Bathroom: Toilet, vanity with cultured marble top, resilient vinyl flooring, two-piece fiberglass shower unit, a light/fan combination, and recessed medicine cabinet. Bar area: 10 linear feet of raised-panel oak cabinets with laminate countertops, stainless steel bar sink, under-counter refrigerator, and vinyl floor tile.

Addition Costs

Basic Room Addition Level 1
In a style and location appropriate to the existing house, add a single-story 12-by-16-foot room on a crawl space block foundation with vinyl siding and fiberglass shingles over gabled roof. Include drywall interior with proper insulation, carpet flooring, 3 all-vinyl double-hung windows, and a 36” exterior door. Tie into existing HVAC. Add electrical system to code, including 6 recessed ceiling lights.

Basic Room Addition Level 2
In a style and location appropriate to the existing house, add a 12-by-16 foot room on a crawl space brick-veneer foundation with Hardiplank siding and fiberglass shingles over gabled roof. Include drywall interior with batt insulation, prefinished hardwood floor. Include 3 exterior-clad windows, atrium-style exterior door, and two skylights. Add ductless HVAC wall system to service addition separate from rest of house. Add electrical system to code, including 6 recessed ceiling lights and one ceiling fan.

2-Story Addition Level 1
To Basic Room Addition, add a second level. Simple gabled roof tie in perpendicular to existing gabled roof . Use existing second floor window opening as access to new second floor of addition. Costs reflect percentage increase over applicable level of single-story room addition.

2-Story Addition Level 2
To Basic Room Addition, add a second level. Complex roof tie in requiring the relocation of bathroom roof vents, one existing skylight, and 2 windows. Create new, functional opening from existing second floor to new addition. Costs reflect percentage increase over applicable level of single-story room addition.

Kitchen Conversion Level 1
To Basic Room Addition, convert that space into larger, functional kitchen by combining adjoining existing kitchen space. Demo and clear out existing kitchen space. Add 35 linear feet of semi-custom maple cabinets, including a 3-by-5-foot island, solid surface countertops, and standard double-tub stainless-steel sink with standard single-lever faucet. Include removal of a 10’ partition wall to free up more space. Include energy-efficient wall oven, cooktop, ventilation system; built-in microwave, dishwasher, garbage disposal; and custom lighting. Add tub with custom 4-by-6-foot dual shower with top-of-line fittings and full-body-wash shower wall, tile, glass block divider, glass door, and glass panel. Add toilet, granite stone tops in custom cherry cabinet with twin designer undermount sinks and polished nickel faucets. Add step-in linen/towel storage closet. Include ceramic tile floor, chair and crown molding, and hardwood trim. Add general and spot lighting and a humidistat-controlled exhaust fan w/ heater.

Porch & Deck Costs

Deck Addition Level 1
Add a 16-by-20-foot deck using pressure-treated SYP (southern yellow pine) joists supported by 4-by-4 posts set into concrete footings. Install 5/4 SYP deck material in a simple linear pattern w/ deck screws. Include stairs, assuming three steps to grade. Provide a complete railing system using pressure-treated SYP material.

Deck Addition Level 2
Add a 16-by-20-foot deck using pressure-treated SYP (southern yellow pine) joists supported by 6-by-6 posts set into concrete footings. Install composite deck material in a alternating herringbone pattern with hidden fastening system. Include a built-in bench and planter of the same decking material. Include stairs, assuming three steps to grade. Provide a complete railing system using either a matching system made of the same composite as the decking material or a compatible vinyl system.

Deck Update
To an existing 16-by-20-foot deck, remove existing decking and railing system and install new composite deck material in a alternating herringbone pattern with hidden fastening system. Include a built-in bench and planter of the same decking material. Include stairs, assuming three steps to grade. Provide a complete railing system using either a matching system made of the same composite as the decking material or a compatible vinyl system.

Screened Porch Conversion Level 1
Utilizing existing 12 X 16 deck system whose construction design supports the additional weight of a roof system, add a shed roof using existing footprint of deck. Include tie in to existing house and asphalt shingles. 4X4 SYP pressure-treated posts w/ ScreenTight screen system. Exposed rafters w/ single ceiling fan in center of room. Install solid screening on top of existing decking and recover w/ new 5/4 SYP pressure-treated deck boards.

Screened Porch Conversion Level 2
Utilizing existing floor joist system of 16 X 20 deck, add 3-4 block piers and additional beams to support weight of new roof. Demo all existing decking, install solid screening, and re-install SYP pressure-treated deck boards. Include tie in to existing house w/ gabled roof with asphalt shingles. Install 6X6 box columns w/ ScreenTight screen system. Install bead board ceiling having 2 recessed can lights and a center ceiling fan.
