Extensive Renovation - Richmond Featured

Project Objective:

This customer was a growing family of eight who purchased a home in an historic neighborhood established in the 1920's. Homes built in this area between 1926 and 1960 were not as equipped to accommodate a family of 8 as modern construction. The challenge of this project was to give the customer more living space, more kitchen space, adequate bedrooms and baths while keeping the historic look of the home to fit with the other neighborhood homes and HOA building guidelines.

The majority of the second floor became dedicated to the master suite. This included a large walk-in closet and master bathroom with separate shower and tub areas. The existing rear bedroom was converted to an entrance to the master suite and an oversized utility room (which would minimize moving laundry between floors). A family this size had an au-pair who needed her own bedroom as well. A small nursery and adjoining bedroom were created for the baby and au-pair.

By foregoing their 22'X22' garage, the customers were able to convert this space into a large family room with adjoining addition that extended the kitchen eating area. The existing breezeway was converted into a mud/entrance room for the children and a smaller den area that could double as a guest room with full bath was created too. This transformation was one of many challenges; however, the end result was one that made the customer, building/project teams, and neighbors very happy.

  • Additional Space:
    • Converted 22 x 22 garage and breezeway into a sunken family room, mud room, and powder room
    • Second floor addition constructed over garage and breezeway to create a large master suite with bedroom, bathroom, walk-in closet, laundry room, and nursery
    • Constructed a 1-story addition adjacent to garage and original galley style kitchen for extra large kitchen with eat-in space

  • Kitchen: Installed Decora cabinets throughout; stainless appliances with 2 SubZero refrigerators; large island with granite top and load-bearing, integrated columns, eat-in area, oak hardwood flooring
  • Master Bath: Installed large corner tub with tiled tub deck, surround and apron; tiled walk-in shower; double vanity with granite top; ceramic tile flooring
  • Other Bath(s): Carved out space in mud room for small powder room with pedestal sink, retaining original brick from garage as accent wall; updated full bath within a kids play room with all new fixtures and ceramic tile flooring

  • Master Bedroom: Large ceiling fan with recessed lighting; large walk-in closet; oak hardwood flooring
  • Family Room: Within original footprint of 2-car garage; oak hardwood flooring; recessed can lighting; lots of windows; sunken from kitchen and mud room elevations
  • Flooring: Oak hardwood flooring throughout

  • Roof: Rubber, synthetic slate roofing in lieu of actual slate
  • Windows: 14 new Pella, aluminum clad, new construction windows on entire rear facade of house in both new and original areas
  • Siding: Hardiplank siding over original, salvaged brick veneer and foundation
